Quick answer

South San Francisco fleets are built around the biotech campuses and warehouses east of US-101: box trucks for suppliers and service vans for mechanical, electrical and plumbing work. One business auto policy can carry them, with the certificate wording many lab contracts ask for, starting at a $1 million combined single limit.

01Why businesses in South San Francisco buy commercial auto

South San Francisco calls itself the birthplace of biotechnology, and the city's April 2026 release counts nearly 250 active biotech companies in approximately 12 million square feet of biotech space. Buildings like that keep needing service: mechanical and controls work, electrical capacity, plumbing and a steady run of tenant buildouts.

The older industrial base is still here too. Census ZIP Code Business Patterns counts about 520 transportation and warehousing, wholesale and repair businesses with a South San Francisco postal address, about eight for every thousand of the city's 65,239 residents (Department of Finance, January 2026), plus about 200 construction businesses. Population was down 0.29% over the year, and housing units were up by the same 0.29%.

Lab contracts usually set the insurance terms. Many call for a $1 million combined single limit, the owner and general contractor named as additional insureds and non-owned auto coverage for project managers who drive their own cars between campuses. Suppliers' trucks are a box truck insurance question, and they can go on the same business auto policy as the vans.

Warehouses east of US-101 also run box trucks to restaurants, hotels and offices around the Peninsula and San Francisco, and those routes put the same trucks on US-101, I-380 and city streets in a single morning.

03Driving and garaging in South San Francisco

US-101 divides South San Francisco: The biotech campuses, warehouses and Oyster Point lie east of the freeway along the bay, and downtown's Grand Avenue and the hillside neighborhoods lie west. I-280 runs along the western edge, I-380 links the two freeways just south of town near San Francisco International Airport, and El Camino Real, Airport Boulevard, Oyster Point Boulevard, East Grand Avenue and Gateway Boulevard carry the local traffic.

East of US-101, trucks park in warehouse lots and campus service yards. Campus garages often can't take a high-roof van, so technicians end up at the curb or a loading dock, where low-speed backing and loading mishaps tend to happen; a camera and claims-defense program can help sort out who hit whom.

Crews run north into San Francisco, across the San Mateo Bridge to Hayward and south to the airport, San Mateo and Redwood City. Commercial auto across San Francisco and the Peninsula covers the rest of San Mateo County.

Downtown's Grand Avenue and the neighborhoods west of El Camino Real are a different job: older streets, curb parking and hills, where plumbers and electricians on residential calls usually work from standard vans rather than service bodies.

04The fleet hazard to plan for in South San Francisco

The ground on the bay side is South San Francisco's main fleet hazard: The California Geological Survey's 2021 hazard zone report for the quadrangle that includes the city puts liquefaction zones along the alluvial plain at the bay's edge and up the Colma Creek valley and notes that most ground failures observed there in the 1906 earthquake were along Colma Creek and its tributaries, mostly in artificial fill.

Vans parked on fill near the shoreline or in multi-level garages are the ones to plan around. Earthquake planning for Peninsula fleets explains how comprehensive coverage typically treats a truck damaged where it was parked.

Two habits help: keep high-roof vans out of garage levels they barely clear and give drivers a second route from the campuses to US-101 and I-280 in case an overpass is closed for inspection.

South San Francisco commercial auto questions

Our techs work inside lab buildings all day. Do the vans need anything special on the policy?
Usually nothing beyond accurate garaging and upfit values. The lab contract usually adds certificate requirements such as additional insured status and a waiver of subrogation, which we ask the carrier to add by endorsement.
Does working near the airport change our policy?
Usually not for ordinary street work. Airfield or airside jobs often carry their own insurance requirements, so send that contract before the first job.
Are the samples or tenant equipment we carry covered?
Typically not by the auto policy. Goods you carry for others call for cargo coverage, while your own tools go on a tools and equipment policy.
A lab contract wants more than $1 million. Does that mean a bigger auto limit?
Usually it means keeping a $1 million auto limit and adding an umbrella above it, which we place separately.
Will you write one van for a small lab-services firm?
Yes. A one-van firm servicing lab equipment at Oyster Point and the campuses off East Grand Avenue is as welcome as a fleet of up to 50 vehicles.
